Abstract

City of Tomorrow is facing tight competition with both new players like Royal Plazal, Galaxy Mall 2 and old players like Tunjungan Plaza Supermall. This is owing to the fact that the numbers of shopping malls are increasing in Surabaya while the numbers of demand is diminishing. This condition cause CiTo need to form a new strategy of marketing to win the competition. That is why, in this Final Assignment Report, the purpose was to identify the factors that stimulate tenants to buy and open units in City of Tomorrow which is located in Surabaya, East Java. The research was in Surabaya, using non probability sampling method with purposive judgment sampling. The methodology of the research is descriptive research. The authors distribute questioners to 262 respondents. Each respondent was asked to judge his or her preferences by choosing from fully agree to fully disagree gradually from 6 alternatives of Likert scale. Primary data were collected and analyzed by using the techniques of Factor Analysis and Descriptive. Analysis. In addition, to run the analysis, the authors use SPPS Program version 12.00. The result of the research shows that there are five re-label factors which are physical evidence and people consideration factor, product and location consideration factor, process consideration factor, price consideration factor, and promotion factor.
